IM announced that it developed ‘IHI AI Smart Inspection’ to overcome three barriers apartment residents encounter during pre-inspections. The service aims to simultaneously resolve issues such as not knowing what or how to inspect, the 200,000 to 300,000 won cost burden associated with professional agency services, and the hassle of organizing results in a format suitable for submission to construction companies.<\/p>\n

This service provides inspection tips, procedures, and knowledge, along with labeled defect photos and defect reports in PDF format. It is designed to allow residents without specialized knowledge to complete every step of the pre-inspection process from beginning to end using only a smartphone.<\/p>\n

Systematic Inspection Flow and AI-Powered Defect Identification<\/h2>\n

‘IHI AI Smart Inspection’ guides users through all areas of an apartment, including the entrance, living room, kitchen, bedrooms, and bathrooms, following a three-stage sequence: ‘fixed defects \u2192 operational defects \u2192 finishing defects.’ This is not a simple checklist but a structure where users only need to move along the actual inspection route and verify items. Even residents with no prior pre-inspection experience can check items without omission.<\/p>\n

Specifically, in the finishing defects section, the AI photo analysis function activates. When a suspected defect is photographed, an AI, trained on 21 types of construction work and over 700 defect categories, automatically identifies and records defect types such as cracks, stains, scratches, and lifting. This streamlines the process into three steps \u2013 ‘photo capture \u2192 automatic identification \u2192 recording’ \u2013 eliminating the need for residents to manually enter defect names or write descriptions, allowing even those unfamiliar with technical terms to proceed smoothly.<\/p>\n

Easy Report Generation and Reasonable Costs<\/h2>\n

IM pointed out that the most time-consuming part of pre-inspection is not finding defects but organizing them into a format suitable for submission to construction companies. ‘IHI AI Smart Inspection’ is designed to handle the entire process \u2013 ‘finding, recording, and submitting’ \u2013 in one go. Once the inspection is complete, a PDF report containing defect photos, locations, and types is automatically generated, which can be immediately used for defect repair applications with construction companies.<\/p>\n

Labeled defect photos, tailored for construction company app submissions, are also provided, eliminating the unnecessary task of re-transcribing field notes into documents. The service fee is set at 39,000 won (including VAT) for a 24-hour pass. This represents a saving of over 80% compared to the cost of commissioning a professional inspector (based on a minimum of 200,000 won).<\/p>\n

Extended Convenience and High Defect Detection Rate<\/h2>\n

This service offers additional benefits when used collectively by apartment complexes. If 50 or more households use it together, 10,000 won per person is automatically refunded, and if 100 or more households use it, 15,000 won is refunded. The average inspection time is within 2 hours, and according to early users, an average of over 50 defects were found per inspection.<\/p>\n

‘IHI AI Smart Inspection’ operates 24 hours a day, 365 days a year, offering the advantage of being able to prepare for inspections without scheduling constraints, such as during evenings or weekends. IM explained that the starting point for this service was to implement IHI’s 10 years of field know-how into AI, making it easily usable by anyone with a smartphone.<\/p>\n
